Tenants for your property:

Perhaps the most critical step in managing residential property is finding the right tenant. In order to do that the following procedures are used:

  • We present your property to the largest available rental market, including newspaper ads, Internet listings, existing tenant referrals, and direct e-mail.
  •  
    We are always aware of current market conditions. This allows us to rent your property at its highest value.
  • Our computer system enables us to maintain an exhaustive list of all the features that make your property desirable and special.
  • We minimized any vacancy by advertising until the unit is rented.
  • Prospective tenants are screened on the phone to be certain that they will meet the qualifications.
  • The property is shown to all qualified applicants and a rental application is taken.
  • Through our computer, we are able to search the appropriate credit bureau. Additionally, the service checks for felony arrest warrants and any past evictions.
  • The applicant's landlord and current employer are called for references.
  • Once an applicant is accepted, a lease is completed and the first month's rent, as well as a security deposit equal to the first month's rent, is collected.

     

    Maintenance for your property:

    An ounce of prevention is worth a pound of cure. We have a variety of systems in place to help ensure that your property is well maintained at a reasonable cost. 

    • During the summer months, the yards are checked (no charge to the owner) to be certain that grass and shrubs are being cared for.

      For a modest fee and time permitting each property may be surveyed to determine if any maintenance needs to be done. This procedure allows us to determine if the tenants, contrary to the lease have allowed other individuals into the unit, have brought pets into the unit, or are operating a business in the unit.
    • We have maintenance services available through out own team of engineers and through reliable independent contractors. We are able to provide reasonable prices for all types of maintenance and repair work. Bills are not paid until work is completed.

     

    Accounting for your property:

    Timely, accurate financial reports in critical in residential property managemnt. Through the use of our computer system, described below, we are able to ensure accurate, relavent monthly reports.  

    • We utilize a property management system designed for residential management. This system keeps an accuarate record of every income and expense item that affects your property.
    • Monthly reports show the current month, year to date, rent rolls, P&L's, vacancy reports and complete ledger detail.
    • Copies of bills are always included. In order to ensure the tenants funds are good, the owners report and checks are mailed on the 25th of each month.
