We present your property to the largest available rental market, including newspaper ads, Internet listings, existing tenant referrals, and direct e-mail.

- Prospective tenants are screened on the phone to be certain that they will meet the qualifications.
- The property is shown to all qualified applicants and a rental application is taken.
- Through our computer, we are able to search the appropriate credit bureau. Additionally, the service checks for felony arrest warrants and any past evictions.
- The applicant's landlord and current employer are called for references.
- Once an applicant is accepted, a lease is completed and the first month's rent, as well as a security deposit equal to the first month's rent, is collected.

This system keeps an accuarate record of every income and expense item that affects your property.
Monthly reports show the current month, year to date, rent rolls, P&L's, vacancy reports and complete ledger detail.
Copies of bills are always included. In order to ensure the tenants funds are good, the owners report and checks are mailed on the 25th of each month.
