Tenants for Your Property
Perhaps the most critical step in managing residential property is finding the right tenant. In order to find that most desirable resident, the following procedure is utilized.

  1. We present your property to the largest available rental market, including Internet listings.
  2. We are always aware of current market conditions. This allows us to rent your property at its highest value.
  3. Our computer system enables us to maintain and exhaustive list of all the features that make your property desirable and special.
  4. We minimized any vacancy by advertising daily until it is rented.
  5. Prospective tenants are screened on the phone to be certain that they will meet the qualifications.
  6. The property is shown to all qualified applicants and a rental application is taken.
  7. Through our computer, we are able to search the appropriate credit bureau. Additionally, the service checks for felony arrest warrants and any past evictions. This application review process costs the owner nothing.
  8. The applicant's landlord and current employer are called for references.
  9. Once an applicant is accepted, a lease is completed and the first month's rent, as well as a security deposit equal to the first month's rent, is collected.

While no process is fool proof, we have been able to obtain fine quality tenants, resulting in very few late payers or evictions

 

Maintenance for Your Property
An ounce of prevention is worth a pound of cure. We have a variety of systems in place to help insure that your property is well maintained at a reasonable cost.

 

  1. During the summer months, the yards are checked (no charge to the owner) to be certain that grass and shrubs are being cared for.
  2. For a modest fee and time permitting, each property may be surveyed to determine if any maintenance needs to be done. This procedure allows us to determine if the tenants, contrary to the lease have allowed other individuals into the units, have brought pets into the unit; and are operating a business in the unit
  3. We have maintenance engineers on staff that can provide reasonably priced maintenance and repair work. Bills are not paid until work has been completed.


Accounting for your Property
Timely, accurate financial reports are critical in residential property management. Through the use of our computer system we provide relavent and accurate monthly reports.

  1. We utilize an accounting system designed  for residential property management. This system keeps an accurate record of every income and expense that affects your property.
    2. Monthly reports show the current month and includes complete ledger detail.
    3. Copies of any vendor bills are always included.
    4. Owner's reports and checks are mailed on the 25th of each month.
    5. With December statement we include year-end reports.
